Team

The Directors

The Company’s two founding directors are Paula Carlton and Keely Nickolds, and between them have 50 years previous experience of working in the property and lettings industry, working directly with local authority housing departments.

They are both former senior property consultants who have experience directly working within the field of homelessness and social housing. Both consequently have a wealth of experience in provision and management of temporary accommodation, from a local authority standpoint and now, as a established letting and management agency.

Highly accustomed to local authority processes, requirements and acutely aware of the standards, costs and management issues; that are of principal concern to local authorities in respect of provision of temporary accommodation.

With a complete understanding of homeless accommodation issues and balance the urgencies of council needs with landlords’ requirements and obligations, you can worry less about your property.

Director

Paula has been in the property business for over 35 years, and has brokered in excess of £50m worth of property transactions. Her astute knowledge and ability to advise Landlords on how to create value from their assets has solidified her position as one of Essex & London’s leading female property consultants.  Paula gained considerable housing knowledge and experience as a principle housing officer for several years at East Thames Housing group before moving onto Director of social housing developments for Lakehouse. Before founding Guaranteed Homes Paula consulted to other leading guaranteed rent providers to establish relationships and new business for their growth plan.

Director

As one of the two founding directors, Keely has extensive local authority experience in temporary and homeless accommodation management. She has over 20yrs experience in the lettings and management industry and was formerly employed as head of lettings for a leading Multi Lettings Agent before founding her own extremely successful HMO company in 2014 (Nickolds HMO’s). She oversee’s a team of 10 staff responsible for the management of over 700 tenancies across South East Essex and North London. Both Paula and Keely are very hands-on directors and have overall responsibility for all new landlord negotiation and property procurement.

The Service Team

A group of 9 friendly people, most have at least 5 years experience, individually working within Guaranteed Homes sister company, providing a efficient and responsive lettings and management service to our landlords, tenants and local authority clients. They take their responsibilities and their customer service commitments very seriously. They regard themselves as being very conscientious, courteous and focused on the right outcomes for all their clients. Overall, our staff have a combined experience of over 60 years involved in the property and social housing sectors.

FINANCE & ACCOUNTS MANAGER

Chris recently joined our team at Guaranteed Homes as our finance and accounts officer, his motivation and organisation skills are greatly appreciated, his knowledge and eye for detail makes us proud to have him help tighten our ship. Chris’s responsibilities also include organising all income recovery from various housing department clients and tenant HB/UC claims on a weekly basis.

SENIOR LETTINGS NEGOTIATOR

With Kirsty’s super efficient approach, she is the one to house you, with her bubbly personality and knowledge of the lettings market you can be sure Kirsty will help! Kirsty prides herself on helping tenants throughout their moving process to find their ideal home.

PROPERTY INSPECTION OFFICER

Kady visits our properties on a regular basis, carrying out general inspections to monitor occupancy, general repair and maintenance and arising health and safety issues. Suitably trained in identifying repairs and maintenance and health and safety issues within our properties and is very experienced in her role.

PROPERTY MANAGER / MAINTENANCE

Caroline’s responsibilities include monitoring all properties certifications are in date and are compliant, these include Gas Safety and Electrical Safety certification and up to date Energy Performance Certification (EPC). This ensure’s ongoing landlord compliance and Health and Safety for our tenants. Jodie & Caroline primarily focus on providing an efficient and responsive repairs and administrative support service to all our tenants and landlords, utilising their personal customer service skills and advanced IT skills as required. They visit their respective portfolio of properties on a regular basis to retain familiarity with all their individual properties.

PROPERTY MANAGER / MAINTENANCE

Jodie’s no nonsense approach means she deals with all maintenance issues swiftly and while looking after the day to day running of Guaranteed Homes portfolio. Jodie’s work ethnic and can do attitude doesn’t go unnoticed. Jodie’s primary role is to focus on the speedy turnaround of all void properties after tenant vacation, working to high standards of health and safety and cleanliness when arranging refurbishment of these properties and ensuring that void properties are made available for re-letting within local authority prescribed timescales. Her role requires the efficient coordination of contractors’ works, liaising with landlords as necessary and identifying all void repair, maintenance and health and safety issues that may arise.

SENIOR ADMINISTRATOR

Meghan provides general administrative support and co-ordinates the seamless running of our office, monitoring all of the administration systems, arranging the setting up of utility accounts for tenants, all whilst providing excellent and friendly customer service to tenants, landlords and our Local Authority clients.

PROPERTY MANAGER / TENANCY SUPPORT

Rent collection and tenant support, the youngest member of our team, Callum’s enthusiasm and eye for detail doesn’t go unnoticed he helps with supporting tenants and deals with rent queries and offers support throughout the office.

Qualifications and Training

The Directors and staff have attended the London Landlord Accreditation Scheme (LLAS) development course, gaining accredited membership.

The Scheme aims to recognise good landlord and agent practice and improve conditions in the social housing and private rented sector. Our staff have been fully trained in the functions for their work area.

In addition they have been trained to cover the work areas of others where annual leave, or sickness may occur, creating a cross—functional workforce.
